Kaizen for Weight Loss
July 29th, 2008

The Kaizen method was developed in Japan as an effective way of achieving huge improvements in business. In it’s simplest form, it just means implementing small improvements one after the other. Each tiny step in the right direction builds to a significant improvement over time but without the business having to handle the chaos of a massive transformation.

The method works, because businesses are run by people and it is in the nature of people, in general, to feel uncomfortable with sudden massive change.

And what works for the transformation of a business works for the transformation of a person too!

Diets fail, exercise programs fail for most people – we know that. They fail because they demand you take huge steps to transform your life.

Nevertheless you give it your best shot, because you want the end result. You go from eating fast food and fries with everything to wall-to-wall lettuce and cucumber. You give up spending your evenings on the couch in front of the TV and work out on the equipment at the gym 5 nights a week instead.

You’re highly motivated when you start. But soon your enthusiasm wanes and you slide back to how things were. Making huge changes overnight is just too difficult.

The “kaizen” way of losing weight, on the other hand, means making a single small change at a time. You just keep going with it until it feels quite natural. Then you add another and another and another. Don’t you think it would be easier to transform your body and your life permanently like that?

If the “make-sudden-mega-changes-in-your-lifestyle” diet and exercise programs you’ve tried in the past have never actually worked for you on a permanent basis, then why not try a different approach?

This time write down a whole list of all the changes you want to make. Break those changes down into tiny achievable pieces then put them in place one step at a time – the “kaizen” way. It just has to be the easiest way of achieving a new shape.

The Essence of Flowers
July 28th, 2008

“Earth laughs in flowers”

Ralph Waldo Emmerson

Fresh cut bouquets of flowers in our homes are not a luxury, but are in fact a necessity. We gladly send them to others to mark their special occasions, successes and to say, “I love you”. Yet for some reason we feel guilt ridden if we give them to ourselves. Somehow we don’t believe we deserve to enjoy the beauties of a fresh bouquet. However, the benefits of having fresh flowers in our homes are countless. Besides an arrangements ability to elevate our décor, flowers actually improve and enhance our sensibility. By having flowers in our homes on a regular basis we are in effect, insuring our mental happiness and well being.

Make the procedure of selecting flowers for your home easy and enjoyable. In time it will become an anticipated ritual that will give you great joy. Grab whatever first catches your eye; what makes you “smile”. Then start selecting complementary blossoms and greens that will accentuate your choice. Don’t be afraid to try something new or daring, and occasionally splurge on something spectacular. Nothing can quite compare to a large display of blowsy peonies in full bloom, or a hearty arrangement of sunflowers in a tall vase. Try a variety of flowers, as they are available in Season, not only will it visually stimulate – it will change the feeling of your décor.

Start collecting a variety of vases in different shapes, styles and sizes. By carefully examining your flowers you can judge what type of vase would best be suited. Some flowers will “shine” in a formal cut-glass vase, while another flower would be overwhelmed. Every flower will be best showcased by a specific style of vase. Make sure not to limit your selection. Try metal vases, galvanized buckets, old crockery, watering cans, cachepots and a wide variety of glass vases in all shapes and sizes. To complement your vases, and to create a traditional style arrangement you can also try a variety of Flower Frogs. These old fashioned tools ensure an upright and positional stem.

When you get your blossoms home and you begin your arrangement, make sure to freshly cut their stems. This will ensure a longer life to your blossom. Hold them under fresh cool water and cut a minimum of 1 inch from each stem with a pair of sharp, clean pruners, not scissors as they will crush their stem and choke-off their water intake. Fill your vase with luke-warm water, and thoroughly mix a packet of floral preservative in it. Make sure to remove all branches and leaves that will be beneath the water level to prevent bacteria formation.

When placing your bouquet, make sure you keep it out of direct sunlight and away from all heat sources. Remember that cool temperatures will extend the life of your flowers. A friend of mine puts her arrangements in the fridge when she goes to work, thereby putting them into a deep sleep until she returns home. However, make sure not to forget the cardinal rule of fresh cut flowers – Change their water at least every other day. This will remove bacteria from building up and insure “happy flowers”. But most of all make sure to take the time to enjoy your gorgeous bouquet. Sit back and inhale their beauty, and let their restorative powers enhance your soul.

“Where flowers bloom, so does hope.”

Stress – What Causes It?
July 25th, 2008

Stress. It has been described as America’s #1 health problem. Hard to imagine something that you can’t see, can’t feel and can’t even measure on any kind of scale as being so dangerous. In this article and the series that follows we’re going to cover the causes of stress, how to identify if you are under stress, what it does to the human body and treatments. In spite of the fact that this is the invisible killer, we know a lot about stress and how to keep it under control.

To start with, you can hardly pick up a newspaper, listen to the radio, watch TV or for that matter go out in the street without hearing about stress. It seems that there should be such a big to do about something that has been around since the beginning of time. Is stress more prevalent today? Is it more dangerous? Or is it simply that modern science has finally figured out that stress can kill you? Well, according to modern science, the answer is a big YES.

Unfortunately, stress is a part of life and something that can’t be avoided. To list the number of things that cause stress would take a book the size of a dictionary, but for this article we’ll list the most common causes of stress.

Probably the most common and severe form of stress is our jobs. Let’s face it, in order to live in this world we need to have money to at least buy the absolute necessities, like food and shelter. The only way to get that money is to go out and earn it, and that means getting a job. In the perfect world we would get a job doing something that we absolutely loved to do. But this isn’t a perfect world and many times we have to settle for a job simply because it’s available. That alone causes stress, doing something we really don’t want to do. Add to that a boss who maybe isn’t the nicest person in the world, bad working conditions and the realization that if you lose this job or quit you will be out on the street and hungry. If that isn’t enough to cause the kind of stress that can kill you then nothing is.

Then there is the stress of taking care of your home. Maybe you have several kids. Maybe they’re reaching college age and you’re wondering how you’re going to afford to get them into college. In the meantime you still have to clean the house, do the laundry, do the food shopping, pay the bills and if you’re really unlucky, have to balance that with a job because your spouse doesn’t make enough money to support the whole family.

Then there is the stress of everyday life. Dealing with rude people at the supermarket, motor vehicles, neighbors who play music too loud at night and don’t let you sleep, and the list goes on and on.

So how exactly to we identify when we under stress, at least enough considerable stress to do us harm? We’ll be answering that question in our next article.

A Real Estate Primer
July 25th, 2008

There are a great many books and web sites devoted to real estate investing out there, but most of them concentrate on one specific area of investing. It’s often hard to find a general description of real estate investing, one that lists the various real estate investing strategies and how to get started. That’s what this article will set out to do.

Before beginning, you must understand that real estate investing is not a get rich quick scheme. Real estate investing can, and will, make you wealthy, but it certainly won’t happen overnight and it will require work. As you perfect your technique and gain experience, the amount of work needed to gain a lot of money will reduce, but it will take effort and persistance to make it there.

If you’re completely new to real estate investing then the only sort of investing strategy you’re likely aware of is rental properties.
Landlording has been around since there have been houses and people to rent them to, and it will continue to be a wealth builder. In fact, most of the ‘no money down’ real estate strategies you hear about still include rentals as part of their plan. Still, there are other ways to make money from real estate investing out there.

The next most ‘traditional’ method is to buy a fixer-upper, fix it up, and then sell it for a profit. This is commonly referred to as ‘rehabbing’ and is a very good way to make a lot of money in a relatively short period of time. Most rehabbers won’t even look at a property unless they can make at least $20,000 of profit, and this is usually within 3-4 months time. Rehabbers tend to be experienced investors with available money, or have partners who help provide any extra cash required.

But if you’re just starting out you likely won’t have access to large amounts of money. One way to get involved in this area of real estate investing without needing any money at all is to ‘flip’ houses to these rehabbers. What this entails is you going out and finding these fixer-uppers, noting all the work required to fix the place up. You then place a low offer in to the owner, taking into account the fix up price and some built in profit. Once you have the house under contract you then flip it to a rehabber for a small fee. This can result in several thousand dollars for you, without you having to spend a dime. ‘Flipping’ properties can be a great way to start your real estate investing career.

Another ‘no money down’ technique that’s popular on the late night infomercials is called ‘lease optioning’. This is basically a rent to own strategy that allows you to control a property without ever taking ownership of it. It’s a slightly more complicated strategy that warrents its own article, but it does allow you to make money in several different ways, each without ever having to spend any of your own money. If you’re not put off by longer term investments then lease options are definately worth more research.

There are other strategies that involve foreclosures and getting the home owner to sign the deed over to you, but for now I’d suggest learning more about flipping and lease options as entry-level real estate investing strategies.

How do you find properties that would make good real estate investments? Again, an entire article can be devoted to that, but there are basically two ways: you go looking for them, or you get them to come to you. The first way involves reading the newspaper classifieds and scanning the Multiple Listing Service (MLS). This is where having a great real estate agent is a must – they can get you more details on homes than you can view on the mls website, and can often let you know of great deals before they even become available to the general public.

Having home owners contact you means setting up an advertising campaign. This can involve placing ads in the newspaper, placing bandit signs at strategic locations around town, starting a direct mail campaign, etc. There are many ways to let people know that there’s a new real estate investor in town, and it would be in your best interest to try each of them to see which ones work best for you.

Whether you decide to go looking for deals, have them come to you, or both, they key is to be persistant. Real estate investing is a numbers game – most of the time you won’t be able to make the deal work, but every time you do it translates into thousands of dollars for you. The more owners you talk to, the more deals you’ll be able to do, the more money you’ll make.

I hope this article gives you a bit of an idea of what the world of real estate investing is like. There’s a lot to learn out there, and all of it is very interesting. Find the area that interests you the most, then get out there and start talking to home owners. Don’t be discouraged if you’re getting turned down a lot – just remember that when it does pay off, it will pay off big!

Work at Home: Your Online Business
July 24th, 2008

With petrol prices rising through the roof and the cost of childcare almost as much as your weekly wage, working from home seems the ideal option. The benefits of starting an online business are obvious, not only do you no longer have to put up with unreasonable management, but you can also gain the freedom to work the hours you desire. Leaving you free to look after your children during the day and sit down in the evening and get busy on your new venture. If the sun is shining and you feel like going for a walk or taking the children to the park you can, that is the best thing about being your own boss.

This may sound wonderful but be under no illusion, starting your own business will not be a bed of roses. An internet business will not be a success over night, you will have to work hard and give it time and effort before you will be able to earn a full time wage. If you are willing to be patient and put the work in you will reap the benefit and succeed in your new online business.

Deciding which business is right for you is the most important factor; there are plenty to choose from, such as:

1. Surveys these are easy to learn if you don’t have much computer knowledge. Surveys basically just consist of giving your details to companies and giving your opinions on products and services.

2. Affiliate programs can be a little more complicated. You need to set up your own website, which if you are not a computer programmer can be made relatively easy by using a program such as Dreamweaver or Microsoft Front page. Once you have designed your site you can use the affiliate programs which supply advertisements for you to place on your website, these will earn you money with each sale, lead or click from your customer. You then have to submit your website to as many search engines as possible and build up your reciprocal links to improve your site ranking and search engine position.

3. Drop shipping is another online business which is mainly based around selling on Ebay. First you sign up to a drop shipper’s site, view their products and then through an auction site you sell their products, never actually having to handle the goods. Once you have sold the product, you receive payment from your customer; send the cost price to the drop shipper along with your customer’s details and postage money, and then the drop shipper sends the product direct to your customer. You make money by keeping the profit from everything you sell.

These are the more popular ways to make money online, though there are plenty of others out there if you wish to try something different. A perfect business opportunity could be your ticket to freedom from the daily drag of your 9-5.

Business Opportunities – 9 Things To Look For
July 23rd, 2008

If you are considering striking out and starting a new business, you have probably been investigating what are known as “business opportunities”. A business opportunity is usually a complete package that contains a product or line of products, and a marketing strategy for selling that product.

Any business opportunity worth considering will either have a track record that you can investigate and evaluate, or it will have a clear statement of the plan, the potential, and the up-front costs. Before investing any time or money in a specific business opportunity there are some things you should consider. Here are some of the more important ones:

How long has the business opportunity been in business? – Before investing time and money in marketing a business opportunity it is important to determine how long that business opportunity has been operating.

If it is a new concept that has not been proven in the marketplace, you have no assurance that it will even work.

Does the company have a fixed address and phone number? – This may seem obvious to you, but the fact is, thousands of “companies” operate with nothing more than a website and an email address. Many of them are here today and gone tomorrow. Make sure the business you intend to deal with has a fixed address, physical location, and established phone number.

Does the business opportunity have some successful members you can talk to? – Most business opportunities will show you “testimonials”, but these are often untrustworthy. They could even be completely fabricated. Ask the owner of the business opportunity for names of real people you can talk to. Call them on the telephone and ask them to share their experiences with the program. This will not only provide you with valuable first-hand information about the program, but it will give you a list of advisors who many be happy to help you along the way.

How much initial investment is required? – In many cases a proven business opportunity with a successful track record will involve some kind of initial investment. This could involve an initial amount of product inventory, a program subscription fee, or possibly a piece of equipment required to produce or finish the product. You should not assume that a business opportunity that is free to join is a better investment. Usually a free-to-join business opportunity will involve other costs such as marketing and advertising fees. Nobody gives away “opportunities” for free.

What you have to determine is whether a specific business opportunity has a successful track record, is managed by honest people, and offers you a realistic chance of actually making some money. These are the things you must weigh against the entry costs.

What is the realistic income potential of the business? – Have a careful look at the numbers and projections provided by the business opportunity. Then talk with actual members who are using the program to determine if they have been able to turn those numbers into reality.

Are there extra fees such as yearly or monthly subscription fees, shipping costs, or minimum purchase requirements? – Make sure to get a detailed list of all the fees involved in operating the new business. These things may not seem significant now, but they can easily eat into your profits later.

Who controls the money? – When you generate sales for the business opportunity what assurance do you have that you will get your share of the profits? This is the primary reason not to deal with “fly by night” outfits that have no track record. Again, the best way to get an accurate reading on this is to talk with people already using the program.

Does the business opportunity supply marketing materials and person-to-person mentoring? – One of the most difficult parts of starting a new business is “learning the ropes”. It can be extremely helpful to have advisors who have first hand experience in making the program work. The same goes for marketing materials. You will have enough to do without having to create brochures, ads, and newsletters for your new business.

How much control of your new business will you have? – Be clear on who owns the business, and who controls the way it is developed and marketed. You may want to diversify your product offerings in order to avoid being at the mercy of “head office”. Remember that you are trying to create a business that has long term value. This will involve considerable investment of time and energy on your part. You don’t want your business to be completely dependent on the stability and integrity of a single supplier.

The ideal business opportunity is one that is offered by a stable company with a proven track record. The business opportunity should require low initial investment and have high profit potential both in the short term and in the long term. It should allow you to build a profitable business of your own that will be a source of income far into the future.
